The Challenge

The 415 Franklin renovation project is a comprehensive adaptive redevelopment of a historic. Inner City Christian Federation (ICCF) was committed to incorporating green strategies, systems, and materials so that the building can be environmentally friendly. These efforts will not only create healthier living conditions for all future residents but also help them save money on their utility bills with more efficient use of energy resources in each room.

Creating a healthier environment for future residents

The 415 Franklin development was first conceived as an opportunity to salvage an abandoned existing structure to create a high-density mixed-use development located on two major bus lines with close proximity to many amenities including a public market, a park, and a community garden; qualities which are both environmentally and resident health-centered.

Our Solution

Catalyst Partners worked alongside the design team and our Enterprise Green Communities project administration consultant to ensure that design and construction were well coordinated.

ICCF selected Enterprise Green Communities as the green building program at the front end of the design process. It was also fully integrated into the architectural design and the strategies for all primary design consultants, including civil, landscape, mechanical, electrical, and plumbing system design consultants. Early selection of green building program allowed the weaving of Enterprise Green Communities Criteria into the design via the construction documents. Weekly owner and design team meetings and our architect’s green building experience ensured that incorporation of the Enterprise Green Communities Criteria remained a priority.

As the co-owner, developer, owner’s representative, and future property manager, ICCF can ensure that everyone involved in each phase of the development process adhere to the green features incorporated into the building design. Close attention to detail and frequent review of the Enterprise Green Communities Criteria happened at each project phase and continues throughout construction.

Catalyst Partners worked alongside the design team and our Enterprise Green Communities project administration consultant to ensure that design and construction were well coordinated. The 415 Franklin Enterprise Green Communities Criteria Checklist includes the general contractor’s project manual and the architect’s specifications. All potential subcontractors will be required to confirm that they are familiar with the checklist during post-bid interviews. During construction, submittals and substitution requests were assessed for compliance with the Enterprise Green Communities Criteria.

The handoff to ICCF’s facilities and property management teams was carefully coordinated. They all share in the organization’s commitment to sustainability and resident health and currently operate multiple buildings within our portfolio that have received green building program certifications. The ICCF team provided input during the design phase and is aware of the Enterprise Green Communities Criteria. Their involvement will continue throughout the project’s construction phase, most critically during the closeout process when relevant trades provide them with training and information for efficiently running and adequately maintaining the systems and materials that have been installed.
